The MainStreet@ Coconut Creek property consists of approximately 157 gross acres in the City of Coconut Creek, strategically located between Lyons Road, Sample Road, Wiles Road and US 441.

The purpose of the PMDD is to establish a framework/vision to achieve three main goals for MainStreet @ Coconut Creek:

1. Establish a “City Center” to promote a more active village life;

2. “Unify” the main public attractions that are already established in the neighborhood; and

3. Establish a “Center Village Green” to promote nature and a more passive environment.

MainStreet is designed to provide a mix of living options including townhomes, multifamily residences, apartments and luxury condominiums with convenient pedestrian spaces between shopping, entertainment and restaurant uses. Residents will enjoy premium views from the Pedestrian Boardwalk, the Eco-Park, and the Lake Vistas. The community is pedestrian and bicycle friendly with bike lanes, wide sidewalks, walking paths and tree-lined streets. A City Market and Plaza off Main Street will offer a gathering place with kiosks and sitting areas.

The current Development program includes 2,134 dwelling units and 400,000 square feet of Retail/Office Uses. The Residential product proposed consists of 2-3 story town homes, 3-4 story multifamily and 6-8 story Mid-rise. Live-Work spaces and neighborhood retail will be allowed along Main Street Boulevard. The Retail product will be centered along Lyons Road, expanding the commercial corridor from the existing Promenade at Coconut Creek located to the north, with 36 stores, 14 restaurants and Cinema.

The MainStreet Boulevard will be lined with six (6) to eight (8) story buildings which will create the denser village environment needed for an active community of retail shops and restaurants. The concept has designated Commercial/Retail parcels (along lyons Road) that will not only serve as a physical extension of the Promenade at Coconut Creek Center but will also serve as an urban strategy to entice the visitors to “turn the corner” and commit themselves to the City Center experience.

The City Market Plaza will be a community space dedicated to hosting events such as weekend farmers market, performances, special events, classic car shows, and many other events that can promote the area and provide for quality city life. In addition, the plaza will also serve as a physical connector to the FPL Easement corridor and the Nature Preserve experience.

The Vehicular Rotundas will serve as design elements to slow down the local traffic and also will have individual architectural features that will serve as “markers of place”; in other words, they will remain on our memory as unique moments in the City Center experience.

In contrast to the City Center experience, the plan interlaces a series of linear canals that become part of the “green” natural and passive experience. These bodies of water are aligned along Banks Road making it ideal for walking, jogging or just sitting along the canals to view the natural environment.


Woodcreek is located seven miles northeast of Lake Ray Hubbard in Rockwall County near Interstate 30 in East Dallas, Texas. The master-planned community includes an amenity center, complete with an oversized gourmet kitchen, media and conference room, outdoor patio, fitness facility and children’s play area. The sports fields, a Jr. Olympic-size pool and splash park overlook the community’s lake. Two highly ranked elementary schools and a large city park are located within the community.

Homebuyers can choose from dozens of floor plans with lots available in three distinct neighborhoods within the community. Currently, the community has 1500+ homes, with an ultimate build-out of over 4000 homes. Builders include D.R. Horton, Dunhill Homes, Pulte Homes, Altura Homes and Bloomfield Homes.
