The Hills of Minneola is a proposed mixed use community bisected by Florida’s turnpike in the City of Minneola which is in Lake County, Florida. The Hills property consists of 1832 rolling acres just to the west of Lake Apopka and approximately 20 miles from downtown Orlando. The property, all of which is in the City of Minneola, has received all major approvals from the State of Florida and local governmental entities.
SouthStar Development Partners, has placed the property under contract with the owners and is proceeding with its due diligence reviews.
The property is in the heart of the rolling hills of Central Florida and encompasses some of the highest elevations in the State. The views and vistas from some of the higher points on the property include Lake Apopka, the City of Clermont and smaller lakes. The property’s current uses includes agricultural, with much of the land having stands of mature pine trees.
The current, approved plans call for a mix of single family, retail space, office and industrial. A small hospitality element is included as are civic uses including an elementary school and a middle school.
The projects success will depend, in part, on its access to the Florida’s Turnpike, which bisects the property from southeast to northwest. SouthStar and the current owners are in discussions with the Florida Department of Transportation regarding the construction of an interchange, which will provide the basis of the commercial and civic hub of the Hills of Minneola.
