Flatrock Springs is an approximately 1057 acre community located in the heart of Texas Hill Country 50 minutes from Austin at the intersection of Highway 71 and Highway 281 in the town of Marble Falls. It consists of approximately 192 acres of commercial uses and 865 acres of residential and golf.

It is adjacent to, and share a development agreement with the Lake of the Hills Regional Medical Center, which will be the only full service hospital in Llano County. The medical center will be a major employment center and will add over 1000 jobs to the region.

The ultimate build out for Flatrock Springs will be approximately 1498 homesites and a golf course/clubhouse complex. The property is adjacent to the Horseshoe Bay Resort and the Skywater project. Southstar has a management agreement with the owners to manage, market and sell the project.
