The Construction and Management Process:
SouthStar and its partners identified and assembled two parcels on Florida Bay in The Keys that was previously entitled for 84 units and 99 boat slips. The existing uses including a trailer park and a fishery were eliminated. An extensive relocation program was formulated by SoutStar for existing tenants of the mobile home park. This program went far beyond the mandated program required by the State of Florida, and was lauded by local and state officials.
The award-winning architectural style is a blend of traditional Dutch Colonial and contemporary interior treatments. Extensive attention was given to construction methods that provide maximum protection from wind storm and rising water. Common elements include a large beach entry swimming pool, an elegant clubhouse and a dockmaster facility.
SouthStar is managing the planning, construction and community operations, as well as the marketing and sales. The construction management process is being handled by SouthStar in-house personnel and involves over $60 million in construction funding and an extensive sales and marketing budget.
